This optimization can be achieved through the effective monitoring of the asset during its life cycle providing the proper maintenance or replacement/remodeling as needed. This work describes an effort for the design of an asset management system for the new biology building, the new business administration building, and “cooling towers” of the refrigeration system of the Mayagüez Campus of the University of Puerto Rico. For these facilities, the goal was the design of processes, procedures, and information systems focused on asset management, repair status, life cycle cost, prediction of maintenance cost, among others. In order to be able to automate the asset management process the program CWORKS CMMS (Computerized Maintenance Management System) from Systems Berhad was used. Then a web-based tool was designed which is the main contribution of this investigation. With the implementation of this web-based system, an adequate monitoring of the assets could be achieved. This could ensure the proper maintenance is given when needed, therefore prolonging the service life of all vital components and creating long-term strategies for infrastructure investment. This system can now be implemented for all the buildings in the Mayagüez Campus.
