This study used a hedonic price method to estimate the impact of carbon combustion residue deposits on property prices in Peñuelas, Puerto Rico from 2010 to 2019. In addition, the implicit prices of some structural, socio-demographic, spatial, environmental, and macroeconomic characteristics of properties were estimated using a quantile regression. Additionally, a fixed effects and random effects model was estimated. The results show that multiple variables affect property prices. However, the results of the quantile regression shows that properties are not affected evenly. No fixed effects were observed in the model. The results of this study indicate that carbon combustion residue deposits can negatively impact a properties price between $30,924.57 and $47,744. Additionally, the prices of properties located within the wind path which passes through the landfill are reduced between $228,088.60 and $259,698. The study also found that properties in coastal areas were estimated to have an added value between $154,964.70 y $198,035.20, compared to properties in other areas.
