Scheduling preventive maintenance (PM) activities is a complex problem that should be addressed using mathematical modeling. This work provides a solution to the problem by developing a non-linear scheduling model to assign PM operations, triggered by time-based frequency, to periods over a planning horizon considering resource-capacity constraints. This scheduling mechanism allows advancing or delaying maintenance compared to the expected period of execution given by the suggested frequency. The optimal PM schedule will be given by the one that minimizes costs. The formulation proved to perform outstandingly. Results showed a significant average saving in cost of 43\%, compared to an alternative model with similar characteristics. This study found a strong relationship between maintenance frequency and tardiness cost, and between utilization and schedule compliance. This work also addresses the scenario where maintenance could benefit in time and cost when performed concurrently and scenarios where the cost of tardiness is non-linear.
