dc.description.abstractThe Puerto Rican citizens are anxiously waiting for the implementation of a modern public transportation system, known as Alternativa de Transporte Integrado (ATI), which will have as the principal component the Tren Urbano (TU). This modern transportation system is expected to contribute towards the solution of the existent vehicular congestion problems within the San Juan Metropolitan Area. In order to be a successful project, TU must meet the customers’ expectations that the stations are safe, accessible and with other value creation activities adjacent to those stations. The main objective of this research is to identify the current and potential value creation factors that might have an influence in the Jardines Station. In order to accomplish this objective, a methodology to determine Value Creation Factors applicable to the Jardines Station of TU, was developed employing statistical tools and other techniques. Additional methods utilized as part of the research were personal interviews, a focus group, survey, cost-benefit analyses and a physical inventory of facilities. The results obtained throughout the research revealed that the factors that currently add value to the Jardines Station are the homes, schools and churches. Nevertheless, a variety of services that could be developed throughout the area were identified in order to add value. These services are a small shopping center, facilities to provide medical services, post office, small security station and a clinical laboratory. Once the value creation factors were identified, a set of recommendations and marketing strategies were developed for the agencies involved with TU and ATI project. These marketing strategies are focused on increasing the perceived value of the Jardines Station as a tool to obtain competitive advantage through differentiation. Some of these strategies are to develop a research throughout the TU Alignment, marketing strategies for ATI and the Jardines Station and an Urban Development Plan for the station’s surroundings.
dc.description.abstractLos puertorriqueños esperan la llegada de un nuevo y moderno sistema de transportación colectiva, conocido como Alternativa de Transporte Integrado (ATI), el cual tendrá como componente principal el Tren Urbano (TU). Este nuevo sistema de transportación se ha creado para tratar de disminuir el problema de congestión vehicular existente en el Área Metropolitana de San Juan. Para que el proyecto del TU sea exitoso y las personas utilicen las estaciones, los futuros usuarios deben de percibir las estaciones del TU como lugares seguros, accesibles y con actividades a su alrededor que le añadan valor. A través de esta investigación se ha creado una metodología para determinar los factores que le añaden valor a la Estación Jardines del TU. El objetivo principal de está investigación fue identificar los factores que actualmente le añaden valor a la Estación Jardines y aquellos que se pueden crear en un futuro para aumentar el valor de la estación. Para realizar esta investigación se utilizaron diversas técnicas de exploración tales como: inventario físico, grupo focal, entrevistas y cuestionarios. Los resultados de la investigación revelaron que los factores que le añaden valor actualmente a la Estación Jardines son las Residencias, Escuelas e Iglesias. Sin embargo, se identificaron una serie de servicios que se pueden desarrollar en el área para aumentar el valor estos son : Pequeño Centro Comercial, Centro de Servicios Médicos, Oficina de Servicios Postales, Pequeño Cuartel de Seguridad y un Laboratorio Clínico. Una vez identificados los factores que le añaden valor a la Estación Jardines se desarrollaron una serie de recomendaciones y estrategias para las Agencias relacionadas al proyecto del TU y ATI. Algunas de las estrategias recomendadas son: Estudio Alrededor de la Alineación del TU, Estrategias de Mercadeo para ATI y la Estación Jardines, Plan de Desarrollo Urbano para la Estación Jardines entre otras.
