That is why, the aim of the thesis is to analyze and quantify the indicators of incivility perception, which is one of the factors that affect this problem. The incivility is a term that has been used for a hundred years in the scientific literature, this term describes behaviors of social disorders, as discourteous acts that violate the rules of civility or interaction. The indicators of incivility’s perception were analyzed in the residence or lodging areas of the University of Puerto Rico students, at Mayagüez Campus. This analysis could be useful in making decisions to the competent authorities to improve the quality of student life. The data analyzed in this thesis was collected through a statistic instrument adapted from the initiative for the victimization survey of Latin America and the Caribbean. The technique of analysis of main categorical components showed the existence of four important constructs, able to explain 65% of the total variance. The components represented the following characteristics: the perception of the work carried out by the police authorities (22.8% of variability), Social disorder perception (18.1% of variability), perception of carelessness in the infrastructure of the physical space (12.8% of variability) and Violence perception (11.7% variability). A vulnerability index (IV) was created, whose corresponding Quintiles were identified as: Very Low, Low, Medium, High and Very High. Very low category represents the minimum vulnerability of perceiving antisocial behaviors and poor performance in the work carried out by the police authorities, while very high category represents the maximum vulnerability of perceiving these same behaviors. The IV was analyzed in conjunction with the variable region, security perception and changes in habits due to insecurity. The average IV for the Mayagüez central region was categorized as high, medium level for the Mayagüez areas: north, east and south. Finally, a low level was identified in the rural region. It was also possible to identify that the variables, perception of safety and change of habits affects the percentage distribution of students with respect to the IV categories. It was noted that as the IV increases, the percentage frequency of individuals with respect to the feeling of insecurity increases. Similarly, the IV increases for people who reported making changes in their daily habits and decreases for people who reported not making any kind of change.
